From 1 March, Mazars is moving into Port7, one of the largest new office projects in the Czech Republic

The international auditing, tax and consulting company Mazars has announced that it will be moving into new modern headquarters in Port7 in Prague - Holešovice from 1 March 2024. The Port7 office complex is the largest office project of the development company Skanska to date and one of the largest office buildings in the Czech Republic in recent times. Mazars occupies a total of 5 floors in the Port7 building on an area of 2900 m2.

“Since our company will be celebrating three decades on the Czech market next year, we decided some time ago that it is necessary to find a new representative seat of the company after many years. In addition to the design and technologies, we also placed an emphasis on the latest sustainability standards when choosing our new offices, as that is an area where we would like to set an example. At the same time, we wanted to accommodate the employees and their requirements for modern offices. When considering all these criteria, we found that the Port7 complex had the most suitable spaces,” said the Managing Partner of Mazars in the Czech Republic, Milan Prokopius.

Thanks to the installed technologies, Mazars’ new seat significantly reduces the energy consumption of the building and supports ecological water management, achieving 40% energy savings and 43% savings of drinking water (according to the LEED evaluation), which means that it already meets the targets of the Net Zero Emissions (NZE) strategy. This is also confirmed by Savills’ latest report (European Property Themes 2024), according to which the energy consumed per square meter in 2030 must be approximately 35% lower than in 2022.

The new offices are surrounded by a nearly two-hectare public park, a central piazzetta with restaurants, including a food-hall concept created specifically for Port7, a new cycling path along the river, and a new practical walkway passing under the Holešovice railway station, which connects the area with the rest of the city district, was also created.

“Accessibility was also an important requirement for us, so that our employees can get to work comfortably by metro, train or tram, but also by bike. In addition, the following were also important for us: a pleasant working environment, comfort and the potential for the further development of this locality,” added Milan Prokopius.

From a brownfield to a masterpiece of architecture

The story of Port7 begins at the historic Prefa Holešovice factory for prefab panels. It ended production in 2013 and the whole complex remained abandoned and neglected. In addition, it was cut off from the rest of the city on one side by the Vltava River and on the other by transportation infrastructure, including the Holešovice railway station. The past and genius loci of the brownfield thus represented both the great potential and a significant challenge for Skanska.

“From day one, our goal was to make the most of this space and its history, while at the same time coping with the difficulties it provided. We cleaned up the entire area and connected it to the city thanks to the pedestrian underpass that opened the site to the public. We then breathed new life into the area with a large park and made it a lively urban waterfront,” explains Jan Hes, Skanska’s Port7 Project Manager.

The overall architectural concept was designed by the renowned studio DAM.architekti together with AED project, which was responsible for all phases of the project. The extraordinary technical solutions reflecting the specific conditions of the site include extensive flood protection and the use of a damping layer to eliminate vibrations from the adjacent railway lines.

The Port7 complex also includes shops, a pharmacy and a gym. There are also bicycle stands, showers with a towel service, beautiful themed rooftop terraces and an underground social space called The Club located directly in the building. In cooperation with Prague 7, Skanska also carried out the reconstruction of the embankment, which led to the creation of a brand new connection between the parks U Vody and Stromovka. The Port7 public space itself encourages a wide range of activities – in addition to 17,000 m2 of greenery, there will be an outdoor bar, volleyball court, community garden and many other services available in the park.

“Mazars was looking for new office spaces that satisfy all the latest sustainable trends while meeting all the elements to create a pleasant working environment. Port7 was a clear choice in terms of all the latest trends,” concluded Matěj Baranek, Associate Director at Savills, which mediated the lease.
